Following the DoH Estates and Facilities Alert on the 23rd Jan 2013 regarding Window Restrictors, Oakleaf are offering our experienced surveying team to the NHS to carry out Window Restrictor Surveys to all NHS environments. This is due to a patient dying after he forcibly overcame a Window Restrictor whilst in a confused state.

University Fire Risk Assessments

Oakleaf have secured the contract for Fire Risk Assessments and Fire Consultancy for the world renowned London School of Economics, part of the University of London. This will deliver the most detailed Fire Risk Assessments the University has had on its residential and educational buildings.

NHS Property Appraisal

Oakleaf are continuing to supply our core services throughout the NHS, including our market leading Six Facet Survey which is now more client focused and offering trouble free upload into FM Systems (such as Micad). We are also supplying Legionella Management, Fire Risk Assessments & Compartmentation studies as well as an increased need for Access Audits (DDA).

Power Station Fire Risk Assessment

Oakleaf have carried out another Power Station Fire Risk Assessment to a Coal Fired Power Station for Rio Tinto. The Risk Assessment was carried out to NFPA (US) and to international best practice.

Oakleaf makes Sense!

Oakleaf have secured a national Condition Survey and Statutory Compliance Survey contract for Sense Charity's entire estate, including retail estate and healthcare properties. This also involved integrating data from approx 200 sites with their Property Tracker FM system.

Oakleaf In Ireland!

Oakleaf have helped Bord Gais, an Irish state gas supplier, with their financial and maintenance planning on their head office in Cork. The market leading Condition Survey has been well received and an improvement on the Condition Surveys currently available in Ireland.

Combined Estate Surveys

Following from a successful school Condition Survey project (where we delivered 112 school surveys in 3 months) Oakleaf have secured a multi-disciplined project to supply Medway Council with Condition Surveys, Disabled Access Audits, Fire Risk Assessments and Measured Surveys (CAD plans) for approx 160 corporate stock buildings. Oakleaf's multi skilled in house staff will reduce the disruption to the service provision.

Air Conditioning System Design

Oakleaf have utilised the skills and experience of our M&E team to successfully design a replacement Air Condition System for one of the countries largest Mutual. The study was a follow on piece of work from Oakleaf's market leading condition survey. The work covered major offices across the UK.

Pre Acquisition Surveys

Oakleaf are continuing to provide our commercial and private sector clients with our bespoke Pre Acquisition Surveys. These Pre Acquisition Surveys are costed so the potential buyer will have an up to date forecast of the future repair and maintenance costs should the purchase go ahead. As well a photo referenced report detailing the building condition.

Asset Register and Tagging Contract

Oakleaf have successfully carried out Asset Tagging and the creation of Asset Registers for St Andrew's Healthcare. Our experienced M&E Engineers also annotated the CAD plans as to the location of the plant to assist in future maintenance contracts.

Oakleaf secure 5 year Legionella Control Contract

Oakleaf have just commenced a 5 year Legionella Control Contract for Sheffield Teaching Hospitals NHS Foundation Trust.

The Trust is one of the largest in the country and demonstrates the growth in Oakleaf and it's ability to deliver market leading surveys and risk assessments to a variety of clients, from single premises to organisations with massive estates.

The contract covers all aspects of Legionella Management, including polices, testing, design reviews and of course risk assessments. The contact was competitively tendered through the OJEU process and the demonstrable quality that Oakleaf provide was a key factor. This furthers our working relationship with the Trust after successfully completing EPBD Air Conditioning Inspections.

Legionella Risk Assessments for Dentists

National Healthcare Contract

Oakleaf have been awarded a National Contract reviewing the estate of the countries largest independent provider of care and support to adults with specialist needs.

Energy Performance Certificates (EPC)

Oakleaf are now carrying out Energy Performance Certificates. The EPC is required for the construction, sale or rent of all commercial buildings from Jan 2009


Display Energy Certificates

With the impending requirement for all buildings occupied by public authorities or institutions providing public services and visited by the public (with a total useful floor area over 1,000m2) to have Display Energy Certificates (DEC) – Oakleaf are pleased to announce that we now have accredited persons under the CIBSE registration scheme who are authorized to carry out these duties.


Fire Risk Assessment Fine

A business owner has been fined £80,000 and ordered to pay Cheshire Fire and Rescue Service over £50,000 in costs after pleading guilty to serious breaches of fire safety legislation.   The business owner pleaded guilty to eight counts of breaching the Regulatory Reform (Fire Safety) Order 2005 (RRO).   The judge, Elgin Edwards, passed the following sentences in respect of the offences:

  • £30,000 – lack of suitable and sufficient risk assessment.

  • £20,000 – Failure to take suitable and sufficient preventative and protective measures.

  • £30,000 – All other offences sentenced at the same level including lack of suitable fire alarm and unsuitable means of escape.

In addition, full costs of approximately £50,300 were ordered to be paid to Cheshire Fire and Rescue Service.
