An ideal way of confirming that an external contractor has been maintaining systems to a contracted standard when a contract terminates, or identifying conditions prior to the start of a new contract.

The Process

This survey clarifies the effectiveness of an existing maintenance contract. This survey was initially undertaken just for Mechanical and Electrical elements but due to demand we have now made this survey available for Building Fabric and Contract Cleaning.

The survey will determine where items have not been well maintained and give the client full information prior to (re)letting a contract.

A full database is created comprising a list of all maintained components. An assessment is made of the condition of each component at the date of the survey. A statement is then made as to whether they have been properly maintained during the period of the contract. A statement is made where the component has not been properly maintained and therefore the life expectancy has been reduced.

Oakleaf can provide a full management report which includes recommendations that can be used in tender documentation.

The Report

Rating
A condition rating is identified for each surveyed component that identifies whether it has been maintained to an acceptable standard or up to current regulations.

We have included a Risk Assessment so that hazardous issues can be prioritised.

Budget Costs
We also provide full budget costs so that you can program any necessary remedial work.

Digital Photographs
We take photographs showing selected non compliant items so that the problems can be more easily understood.

Data Presentation
