Glazing (Safety and Compliance) Audit

All existing buildings, components and fitments should be surveyed to identify whether they meet the regulations. Injury caused by non-compliant glazing will be the responsibility of the ‘Duty Holder’.

Regulation 14 of the Workplace (Health, Safety and Welfare) Regulations 1992 lays down a duty to ensure that the safety of building users is not put at risk by the breakage of glazing materials, so that such materials either if they break, break safely, or are not by their nature capable of being broken.

The Oakleaf survey identifies the compliance of components and quantifies the risk of any non-compliant components. This includes:-

· Protection against impact
· Manifestation of glazing
· Safe operation of windows,  skylights & ventilators etc.
· Safe access for cleaning
· Safe opening and closing
· Disabled access
· Shower doors and panels
· Bath splash panels
· Glass tables
· Mirrors
· Glazed conservatories
· Greenhouses
· Glass panels
· Other glass components

Data is gathered using hand held electronic gathering tools (PDA’s) that provide data consistency between surveyors and have in-built checking and productivity functionality. The tools mirror a standard pro-forma style and are used to record the condition of each glazing component. The size, thickness and glass type is entered into the PDA and the Oakleaf software automatically calculates whether the component passes or fails the regulations.

· Size of Air Gap: Double/Triple
· Glazed Unit
· Appropriate Thermal Insulation
· Suitability of Location

Written Report

A detailed glazing database register is produced together with a written report. This identifies any areas that present unacceptable hazards under the regulations, together with a proposed remedial program.

Digital Photographs

We take photographs showing selected non compliant items so that the problems can be more easily understood.

Drawings

All hazards can be indicated on AutoCAD drawings (when available) and any areas of non-compliance referenced back to the written report.

Data Presentation

All data can be input into all FM Software Brands.
